In our architecture studio, we have had the opportunity to prepare and manage the Building Book for numerous clients. We know firsthand how valuable this document is throughout the useful life of any property. Therefore, today we want to tell you what it consists of, what it is for, and why it is so important to keep it up to date.What is the Building Book?The Building Book is much more than a simple set of papers. It is a technical and administrative file that gathers the complete history of a building: from the plans and materials used to instructions for use, maintenance, and future renovations. It is, in short, the “instruction manual” for the construction.This book is essential to understand how a building is constructed, which agents have intervened in its development, and what should be taken into account to keep it in good condition or carry out any subsequent intervention safely and efficiently.What does the Building Book contain?Although it may vary slightly depending on the case, the main documents it includes are:

  • Construction project (including approved modifications).
  • Certificate of completion of work.
  • Quality control and energy efficiency certificates.
  • Building maintenance plan.
  • Work reception act, signed by the developer and constructor.
  • Documentation of thermal installations and reception control.
  • List of agents involved in the construction.
  • Instructions for use and maintenance of spaces, materials, and installations.

All this documentation provides a clear and complete vision of the building’s status and characteristics.What is it for?Its usefulness goes far beyond the technical scope. The Building Book:

  • Facilitates future reforms or rehabilitations by providing exact information about the construction.
  • Ensures adequate maintenance, which extends the useful life of the property.
  • Transmits transparency and trust in buying, selling, or rental operations.
  • Serves as a basis for making informed decisions in homeowner associations.
  • It is a key tool to prove compliance with legal and technical obligations.

Who should prepare it?According to the Building Planning Law, the developer of the property is responsible for delivering this document, who must provide it to the owners upon completion of the work. However, its preparation usually falls to specialized architects.In our studio, we are in charge of collecting, analyzing, and structuring all the necessary information so that the document not only complies with legal requirements but also is a useful, understandable, and practical tool for the owners.Is it mandatory?Currently, the Building Book is not mandatory in all cases, although it is for new construction buildings and in certain rehabilitation situations. However, even when not legally required, its usefulness is indisputable. Its absence can complicate everything from simple reforms to larger real estate operations.Where to find it if it already exists?If you are a building owner and do not know if you have the Building Book, you can consult with the Community President, who usually has a copy.
